What you will do:

Preconstruction:

· Responsible for overseeing and managing multiple commercial construction projects

· Thoroughly understand plans and specifications of assigned projects

· Assist as needed/requested in the subcontractor pre-qualification process

· Create and manage construction schedule

· Manage buyout and contract issuance

Construction Management:

· Understand Owner Contract

· Understand the Master Subcontractor Agreement (MSA) and all other subcontracts on projects within your scope of control

· Process owner and subcontractor Change Orders with appropriate approvals

· Oversee and sign subcontractor letters of intent

· Ensure drawings and specifications are accurate in Procore and shared drives

· Ensure project information and directory are accurate in Procore

· Ensure subcontractor and supplier submittals, shop drawings and product samples are accurate

· Ensure complete and timely procurement for all materials and subcontractors

· Oversee RFI process

· Track project permits for trade subcontractors

· Manage meeting agendas and minutes for assigned projects

· Lead or participate in Owner, Architect and Contractor (OAC) and subcontractor meetings

· Monitor project quality standards and communicate with subordinates as necessary

· Hold subcontractors and vendors accountable for contracted scope of work in conjunction with the site superintendent

· Coordinate scope changes, drawing updates and other documents with Superintendents and affected subcontractors

· Proactively measures and looks ahead to plan for next steps and tasks

· Adapt to new construction methods, tools, processes and procedures

· Ability to overcome changes and integrate changes into new processes

Scheduling:

· Ability to build and update project schedules in Construction Manager software

· Implement Lean Standards for each project, including weekly work plans, project look ahead schedules, and lead scheduling meetings

· Accurately report schedule updates

Closeout:

· Thoroughly understand and manage each assigned project's closeout process

· Ensure the collection and tracking of closeout documents for assigned projects

· Ensure compliance of all final closeout documents

· Ensure accurate as-built drawings throughout the project

· Manage punch list process to ensure timely completion by all parties

· Ensure that all Certificates of Occupancy are obtained per project requirements

· Ensure all commissioning, test and balance and Owner training is completed accurately and timely

Financials:

· Ensure accurate and continuous financial reporting on assigned projects

· Manage monthly financial reporting

· Verify subcontractor and supplier invoices for accuracy

· Prepare and develop estimated draw schedule

Safety:

· Ensure a safe job site

· Ensure 100% OSHA compliance

Team Development:

· Supervise and mentor a motivated team of project managers, identifying opportunities for career advancement

· Communicate in a positive, proactive, and assertive manner

· Actively contribute to company and team meetings

Minimum Requirements:

· Bachelor’s degree in Construction Management, Construction Engineering, or related field, or 20 years applicable experience; Master’s degree preferred

· 10 year’s experience as a project manager or equivalent
